Who We Are

We believe housing development is about more than delivering homes. It is about creating the conditions for long-term community wellbeing. Our vision is for a just housing system where quality homes enable flourishing communities. That belief shapes how we work, and why we do it.

Kāinga Maha was established in response to a deeper housing challenge: not only the need for more homes, but the need for homes that are well-designed, sustainable, accessible, and shaped by the realities of the communities they are intended to serve. 

We exist to raise the standard of housing development, bringing together development expertise, commercial discipline, and a strong understanding of people and place. 

We work alongside a range of organisations across the housing ecosystem, including iwi, councils, landowners, funders, community housing providers, and aligned commercial partners. Whether we are leading development directly or building the capability of our partners, our focus is always on the communities who will call these places home.

Kāinga Maha was formed in 2020 as a development specialist to support and extend the earlier mahi of Home Construction, which began in Ōtautahi Christchurch in 2011 in the aftermath of the earthquakes. As the physical rebuild progressed, it became clear that housing insecurity extended beyond disaster recovery and that longer-term, system-level housing responses were needed.   

Kāinga Maha was established with a clear focus on raising the standard of housing developments and bringing flourishing, long-term communities to life. Today, we operate across Aotearoa as part of a wider purpose-led housing group, while working independently as a partner-facing residential development specialist.

Kāinga Maha combines commercial acumen with a strong commitment to long-term community outcomes. We are not only focused on whether a project can be delivered, but on whether it will genuinely serve the people and places it is for.

Our support is flexible. Depending on the opportunity, we can advise, lead, or take on specific phases of the development journey. We work across early visioning, feasibility, land, design, delivery, and beyond, offering a level of support tailored to the needs of each project. 

We also place emphasis on capability building, sharing expertise, best practice, and skills to strengthen partners over time.

For Kāinga Maha, flourishing communities are not defined by housing numbers alone. They are places where homes support safety, wellbeing, identity, and connection; where development responds to local context and housing need; and where people feel a genuine sense of belonging.
